E2 Visa Investors Take the Plunge

We’re delighted to be taking on a new wave of E2 visa clients. We are seeing a steady increase in the number of our clients taking the plunge and really going for their E2 visa American Dream by taking advantage of this fantastic visa. As the American economy emerges from recession our readers are spotting a once-in-a-lifetime opportunity.

I happened to be watching a news report focusing on the property market in Florida and I thought what an amazing E2 visa opportunity there is here for our clients. I was amazed, stunned, flabbergasted and my jaw dropped as the news presenter announced that over the recession property prices in Florida fell by an average of more than 65%. As a result it was estimated that more than 50% of Florida home owners had a mortgage greater than the value of their house. In other words, half of Floridians were in negative equity.

The news segment toured various parts of new residential developments where 60% of the homes were vacant and being offered for sale at rock bottom prices. There was a lovely three bedroomed house going for $45,000, and across the street they interviewed a homeowner who had paid $195,000 for the same property 18 months earlier. Whilst such news is obviously crushing for the people who bought their homes between late 2007 and 2008, the scale of opportunity for my E2 visa clients is unprecedented. What kind of house could you buy in a new residential area for $45,000 dollars in the UK? This is roughly the price I paid for my first house in Northampton, England – but that was in April 1984! The price of Floridian property is literally at an all time low and this presents massive opportunities for our E2 visa clients to not only buy a solid E2 visa qualifying business, but also have enough money left over to buy a home.

Florida is not the only state in this pickle; California, Nevada, Arizona and other states that boomed over the last five years have hit rock bottom. However, low interest rates and low house prices will once again become a thing of the past over the next few years. There are many reports of house prices, (having bottomed out), are beginning to rise again, slowly admittedly, but surely.

I’m sure I’ll get many emails from clients wondering if they can make an E2 visa case out of just buying and selling houses. The answer is – not really- because in order to qualify for an E2 visa the capital raised must not be borrowed and secured against the assets of the business. Most property investors put down some money but rely on the banks to raise the rest and when you’re talking property, borrowing money is almost essential. For example, even if a client has a couple hundred thousand dollars to invest in multiple properties and have the cash to buy 6 – 10 properties,  owning the properties does not create an E2 visa business, as there is no ongoing trade, commerce, buying, selling and specific job creation. I would definitely steer well clear of that approach.

Instead, I’d encourage clients to find a nice affordable steady business for sale that has weathered the recession and is somehow still managing to trade successfully. With any cash you might have left over, I’d then look seriously as to how many properties you may be able to buy in order to rent out while properties are so cheap. Of course, you have to do your home work and due diligence but there are plenty of E2 visa investment opportunities and we can help.

Good low stress E2 visa applications are carefully crafted over months not weeks, so please do not wait until you think you’ve found the perfect business and then call us eager to get going with an impossible deadline to meet. Work with us as soon as you have decided that you want to relocate and then we’ll get you prepared. Then as you find potential businesses we can review them together and make choices that best suit your needs and are E2 visa viable.
